The Opus Group announced the start of construction on two speculative industrial buildings at Point 70 Logistics Park in Mount Comfort, Indiana. This development is a joint venture with Clarion Partners, LLC. Additionally, Opus is nearing completion on an adjacent 862,235-square-foot, build-to-suit industrial building.
“Opus is eager to further expand our presence within this growing industrial hub and respond to market demands for additional industrial space," said Doug Swain, Vice President and General Manager at Opus. “The buildings will have direct access to transportation routes and will provide future tenants ample space to meet their business needs."
Situated on 88 acres, Building A and Building B will consist of 802,907 square feet and 298,823 square feet, respectively. Building A will have 40-foot clear height, 184 dock positions, 208 trailer stalls and 460 parking stalls. Building B will have 32-foot clear height, 68 dock positions, 89 trailer stalls and 216 parking stalls. Speculative office space will be integrated into both buildings allowing for quick tenant occupancy. The buildings are scheduled for completion in Summer 2022.
“Point 70 Logistics Park helps to fulfill our county's need for available industrial space," said Randy Sorrell, executive director of Hancock County's Economic Development Council.
Point 70 Logistics Park is located off Interstate 70 on the southeast corner of N 700 W and W 300 N with favorable access to the prominent interchange at Mount Comfort Road. An additional 57 acres is available on the site for Building C, which can accommodate another 802,907 square feet for a build-to-suit.
Opus is the developer, design-builder, interior designer and architect and structural engineer of record. Luke Wessell of Cushman & Wakefield is the listing broker for Buildings A and B. Brian Buschuk and Steve Schwegman of JLL are the listing brokers for Building C. Opus has developed a total of 4,429,000 square feet of industrial space in Indiana since 2013.
